- The Reality: I booked my flat in August 2020, and as of today (November 2024), the project is still incomplete. CasaGrand has extended the RERA deadline to March 2025, meaning a total waiting time of over 5 years.
- Conclusion: Based on my experience, CasaGrand rarely delivers on time, so don’t believe their marketing claims.
2. Payment Structure: A Financial Burden
- What I Expected: Payments would be collected based on the completion of each floor, as commonly practiced in the real estate industry.
- What Happened: CasaGrand demands payments based on the commencement of work on each floor. For instance, as soon as they begin basic work for a floor, they ask for the next installment.
- First-Year Shock: Within the first year, I had already paid 80-90% of the total cost, even though the building was far from complete. This left me financially stretched much earlier than I anticipated.
- Advice: Check the payment terms carefully before booking with CasaGrand to avoid financial stress.
3. Poor Customer Support
- Initial Experience: CasaGrand’s CRM (Customer Relationship Management) team was polite and responsive during the booking process.
- After Payment: Once I made significant payments, their attitude changed. They stopped answering calls promptly, provided vague updates, and made promises they didn’t keep.
- Frequent Staff Changes: The CRM team was changed multiple times, making it hard to track commitments.
- Lesson Learned: Don’t rely on their CRM team for consistent communication or support. Keep all your agreements and updates in writing.
4. Hidden Payment Deadlines
- The Issue: CasaGrand sends demand letters with a 7-day payment deadline, as per the agreement.
- The Catch: If you don’t pay within 7 days, they add late payment charges, which must be cleared before you get possession of your flat.
- What They Don’t Tell You: These deadlines are strict, and most buyers aren’t prepared for such a short payment window.
- Impact on Me: I faced unnecessary stress and financial pressure because of these hidden terms.
5. Endless Delays and RERA Extensions
- What Was Promised: CasaGrand advertised a 2-year handover time.
- The Reality: RERA extensions allowed them to delay the project by over a year.
- My Case: From August 2020 to now (November 2024), the project is still incomplete, and the handover has been pushed to March 2025.
- Advice: Always check the official RERA date before booking and prepare for potential delays.
6. NOC (No Objection Certificate): A Major Issue
- What they don’t tell you upfront: CasaGrand does not allow a third-party audit during the NOC process, no matter what is written in the agreement.
- The excuse: They claim it’s against their company policy, leaving buyers no choice but to accept the property as is, without external verification.
- Impact on buyers: This means you cannot independently confirm the quality of the construction or any other promises they’ve made, even if the agreement initially suggests otherwise.
7. Request a Draft Agreement BEFORE Booking
- Why it’s important: CasaGrand won’t typically share the agreement terms with you before booking. But once you pay even a small booking amount, you’re locked in.
- What I recommend: Insist on getting a draft copy of the agreement before paying any booking amount, whether it’s in thousands or lakhs.
- What you’ll find in the agreement: The terms are heavily skewed in favor of CasaGrand, with very little protection for buyers. I believe at least 80% of potential buyers will reconsider their decision after seeing the agreement’s terms.
8. Payment Terms: Strict on Buyers, Favorable to CasaGrand
- Late payment charges: If you delay a payment, even if the delay is caused by your bank, CasaGrand will impose hefty late payment charges.
- No compensation for delays on their side: Although the agreement may mention compensation for delays in handover, they will use RERA extensions as an excuse to avoid paying anything. In my case, despite waiting over 4 years, they claimed they weren’t liable due to the RERA extension.

If you’re considering a CasaGrand property, here are some key points to keep in mind:
- Always check the RERA website: Don’t rely solely on advertisements. Verify the RERA timeline and track record for the project.
- Understand the payment terms: Clarify if payments are tied to the commencement or completion of floors.
- Be prepared for delays: Based on my experience, no CasaGrand project gets delivered within the advertised timeline.
- Plan for strict deadlines: You’ll need to arrange payments within 7 days of receiving a demand letter to avoid late fees.
- Read reviews carefully: Many positive reviews for CasaGrand on Google Maps are allegedly written by their internal teams (like the iCare team). Look for genuine reviews from real buyers.
